We do not perform destructive testing or move personal belongings.
Is a home inspection a guarantee that the house is perfect?
No, a home inspection is not a guarantee. It is an objective assessment of the property’s condition at the time of the inspection. Latent defects may not be discovered.
Should I attend the inspection?
We highly encourage you to attend the inspection. It’s a valuable opportunity to ask questions, gain a better understanding of the property’s condition, and review findings on-site.
Should I get a pre-listing inspection before putting my house on the market?
A pre-listing inspection can be a great idea. It allows you to identify and address potential issues before they come up during a buyer’s inspection, potentially leading to a smoother and faster sale.

How long will the inspection take, and when will I receive the report?
The inspection typically takes 2-4 hours, depending on the size and complexity of the property. You will receive a comprehensive digital report, with photos and detailed explanations, within 24 hours of the inspection.
What if I have questions about the report after the inspection?

What happens if the inspection reveals major problems?
The inspection report will provide a clear understanding of the issues. You can then use this information to negotiate repairs with the seller, request a price reduction, or, depending on your contract, withdraw from the purchase.
What happens if the inspection reveals problems that I'm not willing to fix?
You have several options. You can disclose the issues to potential buyers and adjust the asking price accordingly. You can also choose not to address the problems and allow the buyer to negotiate repairs. “Remember if it is known, you should disclose it.”
As the buyer, should I use the Seller's inspection report that was done?
Even though properties are ‘static,’ meaning they don’t move, any report is simply ‘an opinion’ from the inspector at that time, and for only what they can see. For true due diligence, you should always hire your own inspector.
